Marcus Century Cinema – Exterior & Interior Remodel


Marcus Theatre Corporation purchased the existing Century Cinema in Fargo, North Dakota, then commissioned Schroeder and Holt Architects to remodel the interior and exterior of the facility.  The interior remodel involved incorporating new dream lounger seating in the auditoriums, as well as integrating their current décor package for their theatre division.  The new décor package introduces warmer colors and cleaner lines to both the exterior and interior allowing the new exterior to be more welcoming than before.  Additionally, the interior has become more modern with dynamic elements incorporated into the new lobby space.

Schroeder and Holt Architects is pleased to announce the hiring of Scott Starks, who has joined their expanding team as a Senior Project Designer.  Scott is an architectural professional with over 20 years of experience in diverse practice areas ranging from single family residential design, affordable housing, senior living, student housing, multi-family, mixed use, retail, hospitality, and interior environments. Born and raised in Wisconsin, Scott graduated with his Masters in Architecture from the University of Wisconsin – Milwaukee in 1996.

Scott’s primary area of focus is retail design for the Marcus Theatres Corporation in addition to having design responsibilities for a wide variety of diverse projects.

Schroeder and Holt Architects is pleased to announce the hiring of Dave Manke, who has joined their Architecture 2000 (A2K) team as a Project Coordinator.  Dave brings over 10 years of experience in areas ranging from senior living, multi-family, mixed use, and single family residential design and remodeling. Dave graduated with his Associates in Architectural Drafting and Construction Technology from Waukesha County Technical College in 2004. Dave’s primary area of focus will be with senior living, multi-family and mixed use projects.

Born and raised in Milwaukee, Dave currently resides in Oconomowoc with his wife and two daughters.

History- Project Location
All Saints, a Catholic Charities Company, purchased this site in 2003.  All Saint’s vision for this property was to create a Catholic based retirement community.  The site lies both on the east side and west side of Commerce drive, adjacent to the Bishop O’Connor Center and across Watts Road from the Princeton Club west.

Since 2003, the following has been developed on site:
Infrastructure, consisting of the extension of Commerce Drive and the construction of Highview Drive and the extension of Plaza Drive,
            All Saints Retirement Center, a 144 Unit apartment building,
            All Saints Assisted Living a 58 unit assisted living and memory care facility,
            Hillside Estates, a 12 unit condominium building, and
            All Saints Cottages, two, free standing, duplex buildings.

In 2004 zoning was approved for 108 units of age restricted condo and multi-family under on the lands east of Commerce Drive.  To date, only Hillside Estates, a 12 unit has been constructed in this area. 

Vision- Project Description
The current vision for this property is to develop the remaining land as a true Continuum of Care Residential Community (CCRC).  In lieu of the 108 units west of Commerce, previously proposed and zoned, we are developing the following:
             A 4 Story Apartment building consisting of 48 units of Service Enhanced apartments,
             A 2 story Assisted living facility consisting of 63 units,
 A future 40-48 bed Skilled Nursing facility.
 The services to support and create a CCRC consisting of a dining area, a café/bistro,      commercial kitchen, exercise/wellness center, Chapel, activity area, and associated  appropriate retail support.
 A connection to the existing 144 unit facility via a skywalk will be made.


Current status
The project is working its way through the approval process. Plan commission, Common Council and UDC approvals have been secured. The drawings have shifted from schematic design to design development and construction documents phase. Construction is scheduled to begin in the spring of 2015.

A2K) team as a Project Manager. Melinda is NCARB certified and a LEED accredited professional with over 20 years of experience in diverse practice areas ranging from  higher education, commercial, mixed used, multifamily and health care. Over the last several years she has developed a specialized focus in senior living working on a variety of local and national building projects. Melinda has a Commercial Art and Design degree from  Carroll College and graduated with her Masters in Architecture from the University of Wisconsin – Milwaukee in 1996.

Melinda is a creative and detailed orientated individual with a passion to provide clients with innovative and well thought out design solutions raising the quality of life for residents they serve.

Congratulations Brooke and Dave!

                                                 








Please join Schroeder & Holt Architects – Architecture 2000 in congratulating Architectural Interns Brooke Borelli and David Raschka for winning the Grand Prize in an Aging-In-Place design competition sponsored by AIAS (American Institute of Architecture Students).  Borelli and Raschka (M.Arch University of Wisconsin-Milwaukee 2013 and 2015, respectively) worked under the advisement of Matt Jarosz, Associate Adjunct Professor at the University of Wisconsin-Milwaukee.
                                         
Reliving Home, a national competition created by Dr. Kaye Brown with support from the Robert Wood Johnson Foundation, challenged students to generate new ideas for renovating a single-family building in order to support an elderly homeowner’s desire to age in place.  The client was a 95-year-old man whom owns an existing log cabin, located on a horse farm in North Carolina.  The intent was to transform an existing cabin into a residence that addressed both current and future aging needs while maintaining the client’s personal independence and providing a home with a fresh look and modern technologies.   

Additional program objectives and criteria involved:
·                     Design holistically by using the language of universal design and utilizing the therapeutic opportunities of the project site
·                     Change the perception that end-of-life care must occur in congregate institutions
·                     Capacity of design to support independent self-care by the elderly owner
·                     Flexibility of design to interface with innovative healthcare delivery systems

Dave and Brooke were excited to participate in the competition because of their interest in single family homes.  From their experience working at Schroeder & Holt Architects – Architecture 2000, they were able to provide a new perspective on this typology to adapt to client’s evolving needs.

While exploring design solutions Brooke and Dave investigated and addressed many of the challenges that come along with aging: diminished flexibility and senses, integration and use of technology, the ability to use mobility devices in the future, provide easy to clean surfaces, focused attention to accessible working heights, barrier free thresholds and ease of movement within the space.  “We wanted to maintain as much of the existing cabin as possible and show a contrast between old and new.  Keeping the existing cabin provided a sense of familiarity that will trigger the client’s memories,” said Dave.

The final design solution, “Re-imagined Tranquility” presents “a day in the life” where the designers depict how the client uses all the spaces of the home throughout the day.  Specific design related solutions include:
·                     Placing the bed against the fireplace to provide a firm sense of grounding
·                     Fully accessible exterior patio space
·                     Step-less shower with a large bathroom to allow him to maneuver around, even with a wheelchair
·                     Design maximized day-lighting while preventing direct solar gain
·                     Clerestory windows allow fresh air to circulate throughout the home (remotely controlled)
·                     Kitchen designed with front controls on appliances, under cabinet drawers, and under cabinet refrigerator/freezer
·                     Providing a large dining room was important to allow his family to have meals together while visiting.
·                     The house features a guest suite for family or a live-in care provider.   

Technology plays a large part of the overall design and aging-in-place concept.  The design solution supports the client’s independent self-care and integrates in-home healthcare delivery systems.  The resident is able to video conference with family and doctors and he checks in daily with a nurse via tele-health equipment.  Motion lighting and motion sensors are included to alert him when a visitor is coming.  Windows and doors can be operated through his tablet and automatically close and lock at night for security.  Monitoring devices are placed throughout the home to alert family and medical personnel in the case of an emergency. 

Basic principles of Organic Architecture also influenced and were incorporated into the interior and exterior design.  The existing hearth was originally located at the center of the house and remains; as the heart of the home it is important that the rest of the living and support spaces grow out from it.  Brooke and Dave also used the existing open space surrounding the hearth to serve as the living, kitchen, and dining areas.  “This works well when designing for aging clients, as it avoids tight corners and closed in spaces that would be hard to maneuver around,” explains Brooke.  The new addition continues the cabin’s expression of a simple structural rhythm through the use of post and beam construction.  The existing roof is also replaced with one continuous roof form, inspired by the existing tree canopies, to unify and shelter the existing architecture with the new addition.  The façade of the addition is a charred wood rain screen that compliments the existing logs.  Stained plywood panels were used for interior partitions and maintain the modest rustic theme.

Entries were evaluated for integration of universal design principles, utilization of innovative health-care delivery systems, and capacity for self-care by the elderly owner.  Student designers faced the real-world situation of core concerns pushing concepts in opposite directions, a critical aspect of the practice that is often hard to master.  All of the winners balanced the conflicts presented in real-world design practice, a mastery that shows through their diverse yet exquisite projects for aging-in-place.  “More perhaps than all the beauty and elegance in the winning submissions, the competition’s client seemed deeply moved by the tele-health spaces students created in designs for his new forever home.  I believe it is up to the designers of tomorrow to make these spaces so all clients can continue caring for themselves throughout the life course,” states creator Dr. Kaye Brown.

Evan Crossman has recently joined the Architecture 2000 team as an Architectural Draftsman.  Born and raised in the City of Milwaukee, he is a recent graduate of the University of Wisconsin Milwaukee’s School of Architecture and Urban Planning with a Bachelors of Science in Architectural Studies degree.  In the near future, he intends to obtain his Masters of Architecture degree, but while at Architecture 2000 he will be working on the All Saint’s Campus project in Madison, WI.  Welcome aboard!

Marcus Sheboygan Cinema – Exterior & Interior Remodel

Just finished!  Schroeder and Holt Architects is ecstatic to announce the completion of the Exterior & Interior Remodel at Marcus Sheboygan Cinema turning a dated color palette into a more up-to-date palette and sleek look.  Concessions will now include Zaffiro’s pizza and beer or liquor for purchase.  In addition, EVERY auditorium has been retrofitted with the new Dream Lounger chair which includes more comfort and space for the movie goer.

Marcus Theatres: Dream Lounger




Over the past several months, Schroeder and Holt Architects has been implementing Marcus Theatre’s new Dream Lounger concept.  We have successfully reseated theatres in Addison, IL, Columbus, OH and Oakdale, MN with theatres in the Wisconsin area slated for the plush new lounger.  The Dream Lounger offers the theatre patron the comfort of home while watching the latest movie on the big screen.  So if you live in Addison, Columbus or Oakdale, go check out the new lounger!

Fashion Angels Corporate Headquarters









Fashion Angels Enterprises is a Fashion Toy Designer located in Milwaukee, Wisconsin.  Recently A2K contracted with Fashion Angels to design a new corporate office which was to be located in Milwaukee’s Historic Third Ward.  It was important for the owners of Fashion Angels to design an office space that was a reflection of the product they represent: an innovative, fashion-forward, fun, playful environment.  The owners of Fashion Angels were responsible for making and creating the interior design.  Our collaboration was to aid the owners in providing samples and offering our knowledge in design implementation.  We were excited to bring our expertise to assist in making this dream become a reality while showcasing Fashion Angels’ design talent.

Wine Maniacs on the River Remodel


 We were asked by the owners of Wine Maniacs to assist in designing a location for their new prep kitchen.  The owners wanted to be able to prepare a wider variety of foods to pair with their wines for a more complete food and wine experience for their patrons.  They were tight on space for storage so turning one of their storage rooms into the prep kitchen was not an option, however, the facility was equipped with two bars.  There was one main bar and a second bar that had become their glorified water station.  It was decided that the second bar location would be a better use of space for the current owners if it were a prep kitchen.  We were able turn the bar into a prep kitchen and make it appear as though it was always there by carefully removing and reusing the wood slats that enclosed the stair for the main wall of the prep kitchen.  Finally, we were able to get the owners up and operational just in time for the Harley Davidson Reunion in August of 2013.
